I have been renting the house I live in for 8 years now. I have talked to my landlord about possibly buying the house from him some day. The other day I asked him to run the numbers and tell me how much he would sell it to me for. He came to my house on Tuesday of last week and handed me a printout and told me that he would sale the house to me for 74k and he would pay my closing costs.

I have been wanting to buy a house for some time now but my credit has always been to low. I thought I would go ahead and ask my landlord to check and see if I could possibly qualify for a loan. On Thursday I got a call from a loan officer and he told me that with my credit score I would have no problem getting a loan.

Well now I just wanted to share my good news to my friends here at 3reef. I am pre-approved for my house loan and can be signing closing cost with in 45 days.

Congrats Zgetman! 8) That is really a big deal. 74k is pretty dreamy to this California guy too. Wow.

What kind of things did you say you would do to that house if you owned it? :)

LOL, I know to you guys in Calli that 74k is a great price, and it is a great price here in this town also. the house is 1630sq ft and I know that it will appraise for around 85k.

I know I want to build a raised subfloor in my back room. This would allow me to have my washer and drier in the same room. I could also plumb for my RO/DI unit and have it completely automated. I would only have to add salt to the mixing tub. I also thought I could plumb a direct drain line to keep me from having to haul water away from my tank, then I would add a simple water pump to add the mixed water to my system. :p

The only thing is trying to get my wife to let me do all the upgrades without her thinking it is for the future reef setup. lol

That's great news! It's nice he's paying closing cost for you. That could add up. Good luck hiding the future tank setup :)

Nice! Now you get to make the house exactly as you would like it!

Work on the house as you would your tank, start one job and finish it before the next. Start too many and they will smother you, I know from committing that very crime...:p

Hey, that si Really good news. and the fact that you have lived there for 8 years means you know the house well. Please PLEASE do your pricing homework to make sure you are getting a good deal and have your Loan company recommend a closing attorney. it is in your best interest.
